These are the complete, app-specific documents for HomePerty. They are the authoritative source for how HomePerty handles your data and the terms that govern your use of the app — this page is a summary.

How HomePerty handles your data, in short

• By default, everything stays on your phone. No account, no cloud, no analytics, no ads — ever.
• Pro includes automatic Cloud Backup. Sign in with Google once, and the app keeps the last 10 versions of your data backed up to your own private space on Google Firebase — automatically, with nothing to configure.
• Backups are encrypted in transit (TLS) and at rest, and security rules ensure only your signed-in account can access your backups.
• If you'd rather your data never leave your phone, simply don't sign in — the app is fully functional without it.
• We never sell your data and never use it for advertising.

Accounts, Google Sign-In & Cloud Backup

An account is optional and is only needed for Cloud Backup. Signing in currently uses Google, via Firebase Authentication. When you sign in, HomePerty receives your name, email address, profile photo, and a unique account identifier (UID) used to key your backups so only your account can access them. Signing in by itself uploads none of your app data — automatic backup additionally requires Pro.

For Pro users with a connected Google account, HomePerty automatically backs up your data — after meaningful changes, when you leave the app, and at most daily as a safety catch-up. There are no backup passwords, no buttons, and no settings to maintain.

• What's stored: compressed backup archives (database, settings, photos, documents, voice notes) plus a small metadata record per backup (date, size, app version, property count, device model).
• Versioning: the last 10 backup versions are retained; older versions are deleted automatically, and any retained version can be restored from Settings → Cloud backup.
• Where it's hosted: Google Firebase Cloud Storage and Cloud Firestore (metadata only), on Google Cloud infrastructure in the EU (europe-west).
• Security: transferred exclusively over HTTPS/TLS and encrypted at rest by Google-managed encryption. Server-side security rules restrict every read and write to your own authenticated account.
• Who can access it: you, from any device where you sign in with the same Google account. The developer administers the Firebase project and accesses backup content only for support you request, abuse prevention, or legal compliance — never for marketing or profiling.
• If Pro lapses: existing backups are retained for a grace period of up to 30 days in case Pro is restored, after which they may be deleted. Your on-device data is never affected.
• Deleting it: Settings → Cloud backup → Delete cloud data & account permanently removes every backup version, its metadata, and the sign-in account itself, in one in-app action. Uninstalling the app does not delete your cloud backups.

Data safety summary

This mirrors HomePerty's Google Play Data Safety declaration. Every row below is optional — you can use HomePerty fully without triggering any of them, simply by never signing in.

All collected data is encrypted in transit. Data stored in the cloud is encrypted at rest by Google-managed encryption; sensitive values stored on-device use Android Keystore-backed encrypted storage, and local encrypted backup exports use AES-256 with a user passphrase. HomePerty contains no advertising SDK and no analytics-for-advertising, and does not use an advertising ID.

Permissions requested

• Camera — scanning receipts and documents (with on-device OCR) and capturing property, tenant, and maintenance photos.
• Location — optional, only to show your position on the map picker; a property's saved address is content you enter, not collected device location.
• Microphone — voice notes on maintenance tickets.
• Notifications — local reminders (rent due, lease expiry, backup status).
• Biometrics — unlocking the optional app lock; biometric data never leaves the Android system APIs.

HomePerty does not request broad photo-library or storage permissions — photo selection uses Android's privacy-preserving Photo Picker, which requires no permission grant.

Other network calls

• Google Maps / geocoding — map tiles and address lookup when you use map features. Google's own privacy policy applies.
• License key validation — redeeming or re-validating a Pro license key sends the key string over HTTPS to our licensing endpoint. No personal information accompanies it.
• Google Sign-In — only if you choose to sign in.
• Cloud Backup upload / restore / delete — only for Pro users with a connected account.

No analytics SDK, no crash-reporting SDK, and no advertising SDK are included in HomePerty.

Free tier, Pro & subscriptions

• Free — every feature above, for one property, forever. No account and no trial countdown.
• Pro — unlimited properties plus automatic Cloud Backup. Unlocked by a one-time license key or a subscription (monthly/yearly) through Google Play Billing, when available.
• Subscription billing, auto-renewal, cancellation, and refunds are handled by Google Play under Google Play's own Terms of Service, in addition to HomePerty's Terms of Service.

Children

HomePerty is a financial and productivity tool intended for adults (18 and over). It is not directed at children, and we do not knowingly collect personal information from children.

For your security, please do not send account passwords or full financial account details.
